May 2023
Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) - The joinery, garage doors, stairs have all been installed. The flooring is in the process of being laid, with the timber flooring installed, with carpet laid in all but 2 townhouses which will have theirs installed in the next fortnight.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) – The internals are now complete, we hope you’ve enjoyed coming through the Townhouse for the presentation with the Balmain team.
Block C - The final paint touch ups are underway. The balconies are largely complete with the BBQs to be installed in the next month. Towards the end of May Balmain will commence their defecting on the inside of the Townhouses. The civil work should move from Khartoum St to Deakin Lane to allow Balmain to commence the front courtyard, planter box and letter box.
Block F - The civils are nearly finished to allow for the external works to commence with the driveways & walkways to be poured in the coming weeks.
As mentioned in our last update, we encountered some delays with civil works, however we are pleased to share that all approvals and permits have now been received, with service proving and radar scanning being undertaken ahead of excavation works. In the next month we will look to lock in a date for a second hard hat tour likely, in March.
Block D1 (149, 151 & 153 Stawell Street, 12 & 14 Kennedy Avenue) - The stairwells are in the process of being installed, the joinery is about 70% installed with the finishing touches to come over the next few weeks. The roof top deck has the tiles down, with the vast majority balustrading in place.
Block A (135, 137, 139, 141, 143, 145 & 147 Stawell Street, 2, 4, 6, 8 & 10 Kennedy Avenue) – The façade is progressing well, with the brick work on the top two floors almost complete. The upper levels have had their plaster installed, and the lower floors have their framing complete.
Block D1 (149, 151 & 153 Stawell Street, 12 & 14 Kennedy Avenue) – The flooring is on site and ready to be laid over the next month, along with the tiles for the remaining balconies. Civil works are progressing well with the sewer being installed.
Block A (135, 137, 139, 141, 143, 145 & 147 Stawell Street, 2, 4, 6, 8 & 10 Kennedy Avenue) – The joinery is arriving on site this week for the kitchens to be installed shortly, the brick façade and plastering will be completed on the lower floors.

Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) – The scaffolding has now been removed unveiling the heritage inspired red brick. Internal construction works have continued to progress with most of the kitchen joinery installed, the staircase installation is well underway with some staircases already complete, and electrical fit-off commencing.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) – Flooring has now been laid in all townhouses, kitchen joinery complete and covered with protective material, internal fit out is now nearing completion with defecting expected to commence soon.
Block C - We expect the remaining joinery and stairwells to be fitted and installed in the coming month. Once these are in, the flooring will commence, with the garage door installations continuing.
Block F - The final painting work will be completed which will then allow builder defecting to commence.

Block D1 (149, 151 & 153 Stawell Street, 12 & 14 Kennedy Avenue) - External brickwork has now commenced on level 2 and 3. Electrical rough-in and internal sheeting is also well underway. Joinery has been delivered to site and is being kept safe ahead of installation.
Block A (135, 137, 139, 141, 143, 145 & 147 Stawell Street, 2, 4, 6, 8 & 10 Kennedy Avenue) – The final concrete slab was poured on the 23rd of January, which now completes all structural concrete works. The steel frame for the stairwell has been installed on the northern townhouses with the southern townhouses to follow shortly.

Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) – The brickwork and window installation is nearly complete, and façade works to level 4 are underway. The massive skylights to each townhouse have been installed, and the voids between levels are starting to be opened up, revealing the vast the huge amount of sunlight which can now beam through the stair voids of each townhouse (and walk-in-robes to those on Khartoum Street). Internally, construction is progressing very well. All of the services rough-in, insulation and plasterboard sheeting are complete. Painting, tiling and stair installation has even commenced in 38 & 40 Bendigo Street terraces.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) – The external scaffolding has now been removed, revealing the lovely brick façade and balconies, bathing in the northern sun. The majority of façade works are complete, with only small touch-up works remaining. Painting has commenced on the walls, the stairs have been installed, and tiling is underway. The skylights have also been installed and are very impressive.
Block C - Over the coming month, you will start to see less and less scaffold outside of the townhouses, with our major external works coming to a close. The Balmain & Co team will now shift their focus to the internal fitout. The joinery is starting to arrive on-site, and once rooms have received their first coats of paint, the installation of joinery will commence.
Block F - The flooring is soon to be laid, and joinery installation will follow shortly after. Landscaping works have commenced, with the rear courtyard slabs being poured, and back fences being built.
Overall, Stage 1 townhouses are progressing well. Balmain & Co continue to impress us with their quality of delivery and attention to detail. However, we are experiencing some issues with civil works (in-ground infrastructure and road) due to delays with Council and Authorities. We are currently working to determine how this will impact completion. We are urgently working through this issue now and we will provide an update as soon as we can.
Block D1 (149, 151 & 153 Stawell Street, 12 & 14 Kennedy Avenue) - Block D1 is rapidly rising from the ground. The structure is progressing well, with the ground and level 1 slabs complete, and level 2 ready for the concrete to be poured. The structure is tracking ahead of the program, with all the concrete pouring expected to be complete earlier.
Block A (135, 137, 139, 141, 143, 145 & 147 Stawell Street, 2, 4, 6, 8 & 10 Kennedy Avenue) – Block A is closely following Block D1. The in-ground services are installed, slabs formed up, and reinforcement in, ready for pouring. Like Block A, the core concrete structure will be completed promptly, revealing the true form of the new homes lining Stawell Street and Kennedy Avenue.

Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) – The structural steel and framing for level 3 has commenced with the first four townhouses having the top floor framed out. The lower levels have also made great progress with most of the windows and sliding doors installed. The ground floor framing is largely complete and the services rough-in has commenced. Over the next month we will see the top floor completed for the remaining townhouses, the roof installed, and the services rough in to continue through the lower levels.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) – We have continued to power ahead with the brick work now 90% complete. The services rough in is well advanced, with the electricals, and heating/cooling systems complete on the first couple of townhouses, with plumbing not far behind. The next stage will see us starting to plaster the walls over the next month, as well waterproofing in the bathroom.

Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) – On level 2, we have completed the wall framing to allow for the installation of the structural steel, which will form the floor of the third level. The ground floor, bedroom, laundry and garage framing has also commenced and is expected to be finished by mid to late June.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) – The top floor framing is complete and installed the roof. Now that the structure is taking shape, we are seeing beautiful streams of light filtering through the terrace homes from the spaces where the expansive skylights will be installed. The brickwork on the western wall has commenced, and they will work their way around to the back over the next few weeks. The plumbing rough-in has started on the terrace homes to the west of the site, and this work will run consecutively, working towards the terrace homes on the western side of the site. The windows arrived on site this week, and the first of these will start being installed over the next few weeks. The window installation will take place gradually, with some to be installed closer to completion to allow for adequate ventilation of the interior of the terrace homes while works take place.
Block C - The top floor frame will be erected in early to mid-June, with the roofing to be installed later in the month. The ground floor and first-floor framing will continue, ready for the windows to arrive later in the month.
Block F - The windows will begin to be installed, and the services rough-in will continue on the ground floor before the plumbers and electricians head down the site in a west to east direction.
Once the structural works are complete and the internal fit-out commences, our next major milestones will be once the structural works are complete. We are currently working to finalise the details of our next event, which will be our Hard Hat Tours. This will involve an escorted walk through your terrace home with a member of the team (fully dressed in PPE, of course!) to get a first-hand look at how your new home is progressing. We hope to have more details on this event in the coming weeks, so keep an eye out in your inbox for more information.

The construction of Gramercy Terraces in Richmond is well and truly underway on the former site of GTV-9 studios.
The structure is in full swing for Stage 1 with the slab on ground and the Level 1 suspended post tension slabs completed in March for both blocks. Level-2 suspended post tension slabs took place in early April, topping out the concrete structure for Block-F.
Block-C East end townhouses Level 3 post tension slab is due for completion mid-April, which will mark the top out of the structure for Block-C.
As the concrete structure concludes, the lightweight steel framing, structural steel and internal stud framing will follow and continue throughout April and beyond.
Construction will soon commence on Blocks-A and D1 as part of the Stage 2 works. Site establishment and design development are pushing ahead with an anticipated start in late April.

It has been a busy start to the year with both Townhouse blocks bounding out of the ground.
Block C (11, 13, 15, 17, 19, 21 & 23 Khartoum Street, 38 & 40 Bendigo Street) is progressing well. All the inground services were completed in early March, with the ground floor and first level slabs also complete. The formwork used to support the structure while the rest of the slabs are being poured is being erected and the moment, with the final two levels in April. The formwork team has begun stripping out the ground floor to allow the steel frames to go in and allow for the rough graduation of services throughout the building. These homes are due to be completed by late Feb 2023.
Block F (6A, 6B, 8A, 8B & 10 Khartoum Street) is powering along, with the ground and first level slabs also completed, with the remaining floors to be poured over the next month. The strip out of the form work will start in the second week of April, allowing for the steel frames to be installed after the Easter Break. These five homes are still on track to be completed by December 2022.
