Finding retirement villages that rent can be tricky, and there are often eligibility clauses to consider. According to the Property Council of Australia and PwC's retirement census 2021-22, only two per cent of the villages surveyed across the country offers rentals.

Having control over where and how you live is important. Renting may mean you face restrictions on how you personalise and live in your home. Many landlords have rules against having pets and adding homely touches like hanging pictures or planting the gardens.

The Freedom Plan is a retirement living contract that allows you to pay the management fee when you leave, rather than when you move in. You pay the property price upfront and enjoy your home, the community and village amenities for as long as you choose. The difference to other plans lies in when the management fee is settled, giving many residents greater flexibility during their retirement years.

Growth Plan

The Growth Plan lets you pay upfront with a clear, straightforward contract that gives you certainty from day one. You pay the property price upfront and enjoy your home, community and village amenities for as long as you choose with no management fee to pay. The Growth Plan gives you the opportunity to share in your home’s capital growth when it is resold, while paying a lower management fee overall. And if your home goes up in value, that gain is yours to keep.

Guarantee Plan

The Guarantee Plan is designed for people who value clarity, certainty and simplicity, with no management fees and a clear understanding of what you’ll receive when you leave. On moving you pay an establishment fee* and no management fees at any time. Your monthly service fees stops immediately at exit. This plan removes uncertainty around future fees and provides clarity for long‑term planning.

*3.5% of property price plus a fully refundable bond calculated at 35% of property price.
