We break down the monthly retirement village fees to show you how it helps keep your village running smoothly.

Life in a retirement village is full of opportunities, with leisure and community amenities at your doorstep. Of course, providing these services costs money. That’s why we have an ongoing retirement village fee, known as the monthly service fee.

While your incoming and outgoing costs can vary depending on your contract, all residents pay the monthly service fee. Keyton does not profit from these fees. Under the law, these fees are levied on a cost-recovery basis only.

The monthly retirement village fee gives our village residents a worry-free lifestyle. Without it, we couldn’t provide the facilities, services and amenities our residents love. It’s a worthwhile investment in creating a village lifestyle and environment that’s low on maintenance and big on living.

The monthly service fee explained

Our monthly retirement village fees are what you pay each month to cover day-to-day operations and village upkeep. While it's usually called the monthly services fee, you might also hear it called a recurrent charge, a maintenance charge, a service fee or a general services charge.

💡Important note: Keyton does not profit from the monthly service fees. Under the law, these fees are levied on a cost-recovery basis only.

The monthly service fees vary by village as they are dependent on a number of factors, including:

  • The size of the village
  • The available property types at a village, e.g. apartment or villa etc.
  • The number of staff working at the village
  • The available amenities
  • The layout of the village, e.g. communal gardens
  • The features of the available properties, e.g. including or excluding a garage

Calculating the monthly service fee

We calculate the monthly service fees based on village running costs. The monthly cost can vary depending on the services and amenities available at each village. We follow the strict legislation that governs our monthly service fees. Every year, our village managers prepare a village budget in consultation with the resident committee. This process determines the monthly fees under the legislative requirements.

💡Good to know:  The monthly service fees increase annually, except for some villages where service fees are fixed. To find out if the village you are interested in has fixed service fees, please speak to a member of our sales team.

Please note: These fees do not include properties in our Ardency luxury residences or Serviced Apartments. Additionally, reduced, discounted or reimbursed fees have been removed from the calculation of minimum fees.

What the monthly service fee covers

Monthly service fees go towards the costs of running the village, which may include*:

  • rates
  • water for the village community
  • leisure facilities, like the gym or swimming pool
  • front garden maintenance
  • village landscaping
  • body corporate fees (varies depending on state and inclusions can differ)
  • building insurance
  • streetlights and electricity for the village community
  • village bus transport
  • village management team
  • long-term maintenance or sinking fund contribution.

*Inclusions can vary from village to village. Please check with your village sales manager for the details of what’s included for your village.

Living in a retirement community means you get to benefit from the available amenities, which, depending on village, may include a gym, spa or pool, community centre, library, tennis courts, pool tables or bowls ground. The use of these communal amenities is covered by the monthly service fees for all residents, resulting in considerable savings for fees such as gym memberships, costs of going to the local pool or other club memberships.

Additionally, you may be able to save on other costs such as your car insurance, as was the case for Windsor Park resident Robert.  "My car insurance went down phenomenally when I moved into a gated community with an integrated garage", he says. "The money I am saving on house and contents and car insurance is more than I am paying for my monthly fees." You also won't have to pay for building insurance, as this is covered by your monthly service fees.
