Keyton announces strategic portfolio initiative to support long-term growth

Keyton has commenced a strategic portfolio initiative involving the planned sale of 11 retirement living villages across Queensland, New South Wales and Victoria.

The villages are well-established communities, supported by experienced teams and highly engaged residents. Together, they represent approximately 2,100 homes, including independent living units and serviced apartments.

Acting Chief Executive Officer Paul Martin said this reflects Keyton's ongoing approach to actively managing its portfolio to drive operational efficiency and sustainability.

"Keyton is one of Australia’s leading retirement living owner-operator-developers with a strong and sustainable business and a clear long-term strategy," Mr Martin said.

"We regularly review our portfolio of more than 65 villages to ensure it is positioned to meet the market and customers’ evolving needs as well as support our ambitions for future growth. This initiative is a proactive outcome of that process."

"The villages included in this process are successful communities that continue to perform well.”

"These villages are valued communities with dedicated teams and engaged residents, but as we look ahead, they are not the strongest fit for the location and markets in which Keyton operates and the portfolio we are building for the future.”

Keyton's focus is on creating a scalable portfolio positioned to benefit from demographic-driven demand, stronger operating clusters and greater operational efficiency over time. 

"Active portfolio management is about ensuring our assets align with our long-term objectives," Mr Martin said.

"This transaction enables us to continue refining and curating our portfolio, allocating capital in a disciplined way and focusing investment where it can deliver the greatest long-term value for residents, customers and the business."

Mr Martin said the villages would continue to play an important role in their local communities throughout the process and are attractive assets for prospective owners.

"These are high-quality villages. While they may not be the right strategic fit for Keyton moving forward, they will be highly attractive to organisations whose operating models and plans are better suited to these assets."

Keyton will continue to own and operate the villages throughout the sale process, which is expected to take 12 to 18 months. Residents will remain the priority with village operations, resident contracts and service delivery continuing as normal.

"Our commitment to residents and employees does not change. Residents will continue to receive the same high standard of service and support they receive today,” Mr Martin said.

"This initiative positions Keyton for long-term success while maintaining continuity for the residents, employees and communities that are at the centre of our business."
