Keyton “Move Right-In Receive $10,000*”

1. For the purposes of the offer referred to in these terms and conditions (Offer), the “Promoter” is Keyton Holding Pty Limited ACN 613 131 187 as trustee for Keyton Trust ABN 44 349 706 307, principal office Level 45, Bourke Place, 600 Bourke Street, Melbourne VIC 3000.
2. The “Move Right-In, Receive $10,000*” Offer is available in relation to the independent living units and/or independent living apartments at the following participating villages (each a Village) operated by the Promoter or its related entity (each an Eligible Property):

Abervale: Units 25, 107, 132 and 217.
Classic Residences Brighton: Units G 09, T 11, T 63, T 70, T 75, T 80, T 81, U 27, U 57, U70.
Classic Residences Brighton Apartments: Units 1.04 and G.24.
The Brighton on Bay: Units 26, 46 and 27.
Marthas Point: Units U004, U035, U058 and U009.
Waverley Country Club: 01 Golf Drive, 15 Greenside Drive and 16 Clubhouse Way.
Highvale: Units 53, 56, 71, 72, 108 and 119.
Lexington Gardens: Units 205 and 255.
Fiddlers Green: Units 20 and 31.
Woodlands Park: Units 146 and 195.
New South Wales (NSW)
Henry Kendall Gardens: Units 227, 051, 035 and 053.
Brentwood Village: Units 257, 297, 71 and 292.
Coastal Waters: Units 087, 207, 041 and 057.
Lakeside Retirement Village: Units 169, 150, 140, 191 and 234.
3. The Offer is available only to the following eligible buyers who must be permanent residents of Australia and qualify to live in a retirement village (Eligible Buyers):
a. 20 Eligible Buyers who reserve an Eligible Property during the Campaign Period and complete settlement on or before 31 March 2027, as determined by the Promoter; and
b. all of whom comply with the remaining terms and conditions in this document. Where two persons reserve one Eligible Property, the reference to Eligible Buyer shall mean both of these persons collectively.
4. To be eligible for the Offer, Eligible Buyers must reserve an Eligible Property through an agent of the Promoter by 5:00pm AEDT on 12 December 2026, and then satisfy the following conditions:
(i) Sign the appropriate residence contracts in the form required by the Promoter in order to allow the Eligible Buyer to reside at the Eligible Property (Contract); and
(ii) Complete settlement of the purchase of the Eligible Property on or before 31 March 2027.
5. Eligible Properties must be purchased at the ‘reserve price’ specified by the Promoter, or higher, in order to qualify for the Offer. Any negotiated sale with the outgoing resident at an amount below the specified ‘reserve price’ will not be eligible for the Offer.
6. The Offer is only available for sales by the Promoter’s sales agents or representatives and is not available for sales by external agents and representatives.
7. The following persons are ineligible for the Offer:
(i) employees of:
a. the Promoter; and
b. the Promoter’s related bodies corporate (as that expression is defined in the Corporations Act 2001 (Cth)) and associated agencies, companies and contractors; and
(ii) members of the Immediate Families of the employees referred to in the preceding sub-paragraph, where “Immediate Family” means any of: a spouse or domestic partner, ex-spouse or ex-domestic partner, de-facto spouse or ex-de-facto spouse, child or step child (whether natural or by adoption), parent, stepparent, grandparent, step grandparent, uncle, aunt, niece, nephew, brother, sister, stepbrother, stepsister or first cousin.
8. The Move Right-In, Receive $10,000* Offer consists of the Promoter providing the Eligible Buyer with one cash payment of $10,000 AUD in relation to the Eligible Property. Subject to satisfaction of all eligibility requirements under these terms and conditions, the cash payment will be processed after completion of settlement of the Eligible Property and may not be offset against any payment due from the Eligible Buyer at settlement. The cash payment will be made to the bank account nominated in writing by the Eligible Buyer and verified by the Promoter using supporting bank account evidence requested by the Promoter. The Eligible Buyer must provide any information and documentation reasonably required by the Promoter to verify the nominated bank account and process the payment. Only one cash payment of $10,000 AUD is available per Eligible Property, regardless of the number of persons comprising the Eligible Buyer. Where two persons reserve and purchase one Eligible Property jointly, the $10,000 AUD cash payment will be paid jointly to those persons or in accordance with their joint written direction accepted by the Promoter. Subject to the terms of the Offer, the cash payment will be paid within 45 days after all required information and documents have been received by the Promoter, The Eligible Buyer may use the cash payment as they wish.
9. The Promoter makes no representation about the tax, social security, pension or other financial consequences of the Offer or receiving the cash payment, and Eligible Buyers should obtain their own independent legal, financial and tax advice.
10. The Offer commences at 9:00am AEDT on 12 October 2026 and closes at 5:00pm AEDT on 12 December 2026 (Campaign Period). The Promoter may extend the Campaign Period at its sole discretion (Extended Campaign Period). Details of any Extended Campaign Period will be posted on www.keyton.com.au. References in these terms and conditions to the Campaign Period include any Extended Campaign Period, where applicable.
11. The Offer is not a discount or reduction to and will not vary the definition of or amount payable as the “purchase price”, “ingoing contribution”, “loan amount” or equivalent under any contract or other disclosure document provided to and/or entered into by the Promoter or its related body corporate with the Eligible Buyer, including those documents referred to as the Residence and Management Contract or Lease and Loan Agreement. 12. The Offer is not available where the Eligible Buyer reserves an Eligible Property under the Promoter’s residence contract known as the “Pay As You Go Contract” or “Pay As You Go Plus”, or where the Eligible Buyer reserves an Eligible Property under an ‘Easymove’ transfer from another independent living unit or apartment in a village operated by the Promoter or its related entities.
13. Cancelled deposits, reservations or contracts are not eligible for the Offer. If the Offer has been paid before a cancellation, rescission or termination takes effect, the Promoter reserves the right, to the extent permitted by law, to recover the $10,000 AUD cash payment and may deduct that amount from any payments due to the Eligible Buyer.
14. If the Eligible Buyer exercises a statutory cooling-off or settling-in right, or the Keyton “change of mind guarantee” under the Contract, the Offer is revoked and if the $10,000 AUD cash payment has not yet been made, the Eligible Buyer will not be entitled to the payment or if the cash payment has been made under the Offer, the amount paid must be repaid to the Promoter and may be deducted from any payments due to the Eligible Buyer, to the extent permitted by law. The Promoter reserves the right to recover the value of the Offer.
15. If the Contract terminates for any reason before settlement, the Eligible Buyer will not be entitled to the Offer. If the Contract terminates after settlement and the $10,000 AUD cash payment has not yet been made, the Eligible Buyer will not be entitled to any payment under the Offer, except where the termination occurs other than under clause 14 of these terms and conditions and after the Eligible Buyer has fully satisfied these terms and conditions and the Contract and applicable law requires otherwise.
16. The Offer cannot be claimed in conjunction with any other offer or promotion in relation to the Eligible Property.
17. By receiving these terms and conditions and verbally or otherwise confirming a desire to participate in the Offer, the Eligible Buyer is deemed to have accepted these terms and conditions.
18. Nothing in these terms and conditions is intended to exclude, restrict or modify rights which the Eligible Buyer may have under any law (including the Australian Consumer Law) which may not be excluded, restricted or modified by agreement (Your Consumer Rights). Subject to Your Consumer Rights, the Promoter is not liable for any loss or damage however caused (including by negligence), suffered or incurred in connection with the Offer. Any condition or warranty which would be implied by law into these terms and conditions is excluded to the extent permitted by law.
19. The Promoter reserves the right to cancel or withdraw the Offer at any time, in whole or in part, subject to applicable law. Should the Promoter cancel the Offer, the Promoter will advertise that the Offer has been cancelled by placing a notice on www.keyton.com.au.
20. The Promoter’s Privacy Policy can be found on its website, http://www.keyton.com.au/home/privacy-policy/. The Privacy Policy contains information about how an Eligible Buyer may obtain access to and seek correction of personal information that the Promoter holds, how to make a complaint about an alleged breach of the Australian Privacy Principles, and how the complaint will be dealt with. Note PAYMENT PROCESS CONFIRMED: Following settlement confirmation, Sales will submit a completed non-PO payment form with the relevant coding, RSM and RFM approvals, and a redacted bank statement confirming the resident’s nominated bank account to Accounts Payable. Accounts Payable will process the payment and send the remittance to the Sales Manager, who must attach it to Keysett for record keeping.
