Nestled between pristine beaches and lush national parks, Sunrise Beach Village is a collaborative project between Keyton and BlueCare, demonstrating how development and environmental conservation can go hand in hand. Just 4km from Noosa’s vibrant city centre, this thoughtfully designed retirement community will be providing much-needed homes for independent seniors while ensuring the local ecosystem, particularly new habitat for the glossy black cockatoo, is protected and enhanced.
In response to community feedback, Keyton and BlueCare have introduced the Australian Native Plant Program, designed to expand native habitat, increase biodiversity and empower the community to strengthen the local ecosystem for the long term.
Sunrise Beach Village will offer 122 architecturally designed two and three bedroom villas and apartments, along with resort-style amenities surrounded by lush tropical gardens. But beyond delivering new homes, the project is playing a crucial role in easing pressure on Noosa’s housing market. By allowing seniors to ‘right-size’ into independent living, helping take some of the stress out of the local housing market.
However, development is not without its challenges, particularly when it comes to balancing progress with environmental responsibility. That’s why Keyton and BlueCare have gone beyond standard environmental requirements to create lasting, positive impacts on Noosa’s unique landscape with the Australian Native Plant Program (ANPP).
The Australian Native Plant Program (ANPP), a groundbreaking initiative, is aimed at increasing native habitat, engaging the local community and strengthening the region’s ecosystem. The program has three key components:
Since 2021, over 6,000 she-oaks and other native plants have been gifted to local bush care groups, schools, businesses and charities, with many grown from seeds collected from the development site itself. With the help of bush regeneration specialists, these trees have been planted in carefully selected locations, ensuring they contribute meaningfully to the local environment.

But has this initiative made a real difference? To find out, a survey was issued to recipients of the gifted plants. The responses revealed:
✅ 83% observed improvements in local ecosystem health and biodiversity
✅ 33% noticed an increase in birdlife and other fauna
✅ 50% felt they were making a meaningful contribution to the environment
✅ 33% gained a greater appreciation and knowledge of native plant care
✅ 20% confirmed that without this initiative, these plantings would not have happened
✅ 100% found the initiative valuable and worthwhile
The initiative will continue, with another 1,000+ trees set to be distributed in the coming years.
Building a sustainable future requires more than just planting trees — it needs knowledge and action. That’s why the ANPP includes community education initiatives designed to empower locals with the skills to grow and protect their natural surroundings. These programs, set to launch in 2025, will provide hands-on learning experiences that foster long-term environmental stewardship.
Keyton and BlueCare are also investing in the future of Noosa’s wildlife through research. In 2024, we donated $20,000 to the University of the Sunshine Coast to support vital research on glossy black cockatoos. This funding is helping researchers better understand habitat usage and develop long-term monitoring protocols to protect this iconic species for generations to come.
